Over the last three years, Marcellus Shale has become a household word and continues to boom for Pennsylvania. It creates thousands of good paying jobs and extra income for landowners; however, it is also falsely associated with anxious hope, frustration, and disappointment. Due to the new interest in their properties, landowners have become overwhelmed and confused.
During this new wave of gas leasing, producers from all over the country flocked to western Pennsylvania in order to stake claims in the Marcellus Shale. Some gas drillers had been familiar with western PA for many years, while others were unfamiliar with the local residents. In addition to the drillers, many other companies joined in with the sole purpose of making quick resale profits from leases with no intent of drilling wells. This created a feeding frenzy which had no ceiling. Gas producers saw leasing budgets continually rise. Landowners and their representatives anticipated huge lease payoffs as they held out for higher prices. In some areas, an increase from $10 to $4000 within two years was not uncommon. This diverted the budgets away from the costly drilling operations.
By October of 2008, leasing came to a halt. Very few wells were drilled, and environmental issues were questioned in areas that had not yet been proven successful. Without prior accomplishment within the drilling area, procedures and any problems that arose were all part of learning experiences. The developmental stages were still young, but the projects continued. Because of the program’s immaturity, landowners became impatient and disappointed when lease payments were extended or sometimes refused. Even the gas producers were discontented by the non-drillable leases that they held because of added restrictions. To add to the problems, the economy fell apart.
Time has passed, and leasing has been on the rise again. The gas producers are still recovering from the public relations nightmare that haunts them. Landowners can no longer rely on lease offers for their uncertain futures.
This is where Green Earth Energy steps in. Our goal is to work with landowners and legitimate gas producers to create better working arrangements to serve both parties. We work with attorneys, landowners, and producers to keep communication lines open between everyone. We clarify the contents of viable leases and explain why items need to be added or deleted to satisfy all involved. Only local drilling companies with interests within targeted areas are contacted by Green Earth Energy. They are given opportunities to lease property through us, and all parties will work together until an agreement is reached. This is the prime goal. Only established, reputable companies are approached to ensure the best for landowners. Once contacts are made with the gas producers, Green Earth Energy reports back to the representatives or landowners with pertinent information. (This eliminates any direct conflict between landowners and the gas companies.) Findings and resulting opinions will be given, but the final decision belongs solely to the landowner(s). Since we are not affiliated with any gas company or private party, our position remains neutral. With our experience in oil and gas leasing, we are proficient in all we do.
